CITY OF ORONO-VARIANCE APPLICATION <br />1340 Baldur Park Rd., Orono, l\l1N 55391 <br />~/t/t./01 <br />DESCRIPTION OF REQUEST <br />Describe request_ in detail: <br />Applicant respectfully requests lakeshore setback and hardcover variances required to <br />replace a nonconforming two-family residence with a conforming single-family residence <br />on a½ acre lot (21,559 sq. ft.) zoned LR-IC. The new construction will reduce <br />~ver in the 0-75' zone by-418 sq. ft. and will reduce hardcover in the 75 -250' <br />(" zone by~sq. ft. The new home will be no closer to the lake than the existing 4f '2 rt structure, which is 48' back from elevation 929.4. The proposed structure meets side- <br />yard setback, front-yard setback and 15% maximum structural coverage requirements, <br />while curing an existing lot line/side-yard encroachment. <br />HARDSHIP/DESCRIPTION OF UNUSUAL PROPERTY CONDITIONS <br />Describe undue hardship or practical difficulty or unusual property conditions <br />preventing compliance with Zo~g Code requirements: <br />A hardship exists in the fact that 79% of the lot area (17,021 sq. ft.) falls within the O - <br />75' lakeshore setback zone, leaving only a long and very narrow building envelope of26' <br />tapering to 12' in width. The applicant's architect has worked with diligence and <br />sensitivity to the site to provide a responsible solution to satisfy very challenging zoning <br />requirements. The plan preserves existing trees and topography, while substantially <br />reducing hardcover. <br />ADDITIONAL INFORMATION APPLICANT THINKS APPROPRIATE <br />On several occasions, applicant has met with city staff for guidance in approaching this <br />hardship; staff's courteous and professional advice has been greatly appreciated. At <br />staffs direction, the proposed structure has been located to eliminate the side-yard <br />encroachment, and the originally proposed garage was rotated 90 degrees to eliminate <br />need for a front-yard setback variance and to help reduce access hardcover in the O -75' <br />zone. Staff's suggestion that hardcover be reduced has been accomplished. <br />B
