The property is located at <br />the end of the Baldur Park peninsula. Because the lot is located at the end of the Baldur Park peninsula most <br />of the lot area (79% of the lot) is located within 75' of the lakeshore. The proposed building plan requires <br />variances for the following: <br />1. Section 10.22, Subdivision 1 and Section 10.56, Subdivision 16 (L) (1) -No hardcover or <br />impervious surface shall be placed, located or constructed within 75 feet of the Ordinary High <br />fVater Level of any lake <br />0-75' Lot Area= 17 ,021 s.f. <br />Existing Hardcover= 2,113 s.f. (12.4%) <br />Proposed Hardcover= 1,675 s.f. (9 .8%) <br />2 . Section I 0.22, Subdivision 2 and Section I 0.56, Subdivision 16 (L) (2)-Hardcover shall not exceed <br />25% in the 75-250' setback. <br />75-250' Lot Area= 4,538 s .f. <br />Existing Hardcover= 3,219 s.f. The proposed <br />house would be located 48' from the lakeshore, within the 75' required setback. The existing <br />residence is approximately 4 7' from the lake at its closest point.
