-szLOt-„ CITY OF ORONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> �� NO. 7619 <br /> 4kEsHO� <br /> addition of two storage sheds, the conditional uses are compatible with the surrounding <br /> area; and <br /> B7. Consistent with the character of the surrounding area, unless a change of character is <br /> called for in the community management plan; the proposed sheds are minimal in size <br /> and are not anticipated to impact the character in the area; and <br /> B8. Compatible with the character of buildings and site improvements in the surrounding <br /> area, unless a change of character is called for in the community management plan; <br /> detached storage buildings are common in the area, and the sheds are proposed in the <br /> location of a larger shed the City Council approved in 2020 (Resolution 7113) that was <br /> not constructed; and <br /> B9. Not expected to substantially impair the use and enjoyment of the property in the area <br /> or have a materially adverse impact on the property values in the area when compared <br /> to the impairment or impact of generally permitted uses; the sheds are proposed in a <br /> location on the Property that is outside of the 25-foot wetland buffer and will meet all <br /> setbacks from Shoreline Drive and buildings on adjacent properties. The sheds are not <br /> expected to impair the use enjoyment of other properties in the area; and <br /> B10. Provided with screening and buffering adequate to mitigate undesirable views and <br /> activities likely to disturb surrounding uses; the sheds are proposed to be constructed <br /> in a wooded portion of the Property and at least 250 feet away from the nearest <br /> residence; and <br /> B11. Not create a nuisance that generates smoke, noise, glare, vibration, odors, fumes, <br /> dust, electrical interference, general unsightliness, or other means; the proposal is not <br /> anticipated to create a nuisance; and <br /> B12. Not cause excessive non-residential traffic on residential streets, parking needs that <br /> cause a demonstrable inconvenience to adjoining properties, traffic congestion, or <br /> unsafe access; the additional buildings are to be used for storage purposes, it is not <br /> anticipated that additional traffic or burden on the road network will occur; and <br /> B13. Designed to take into account the natural, scenic, and historic features of the area and <br /> to minimize environmental impact; the location of the proposed sheds is intended to be <br /> away from the areas that visitors traverse to the primary building, but adjacent to the <br /> parking lot where access will not impact any natural areas; and <br /> 3 <br />
