In addition, staff was directed to <br />review the easement situation on the property. <br />Application has provided a revised plan showii_g a decrease in the size <br />of the proposed addition, and somewhat revising the deck configuration. <br />The variance for garage to house setback is no longer necessary. <br />I will review the two issues of easements and hardcover separately: <br />A. Hardcover <br />The applicant has revised hardcover percentages downward by eliminating a <br />portion of the addition between the house and the garage, which is <br />virtually all in the 75-250' setback zone. They have also reduced the deck <br />nearest the lake to be 8' instead of 11' out from the house. However, this <br />results only in a hardcover decrease of 6 s.f. from the first proposal, in <br />the 0-75' zone. <br />In reviewing the applicants revised proposal and going over hardcover <br />numbers again, staff noted that the figures and percentages in the first <br />proposal were probably slightly incorrect. In the 0-75' and 75- <br />250' zones, the total hardcover is reduced by about 266 s.f. from the <br />
