Gaffron, Asst Planning & Zoning Administrator <br />Date: July 20, 1988 <br />Subject: i1307 Diane & Douglas Merz, 3195 Watertown Road - <br />Variance - Resolution <br />Application - Construct a deck within required street yard setback. <br />Zoning District - RR-lB, 2 acre rural residential <br />List of Exhibits <br />Exhibit A - Proposed Resolution <br />Exhibit B - Revised Deck Proposal Showing Setback From Well <br />Exhibit C - Notice of Planning Commission Action 7/21/88 <br />Exhibit D - Memo & Exhibits of 7/13/88 <br />Discussion - <br />Please review the memo and exhibits of July 13th, 1988. Applicants <br />are proposing to construct a deck which technically is located less than <br />the 50' street setback from Leaf Street. This deck will replace a similar <br />deck that existed along the east side of tt f- house, and wi 1 1 incorporate an <br />additional 6' wide deck along the northeast: end of the house. <br />Planning Commission reviewed this application at their July 18th, 1988 <br />meeting and unanimously recommended approval of the setback variance, <br />finding that the deck will have no effect on neighboring properties and <br />will have no negative effect on the neighborhood. That recommendation for <br />approval was conditioned on applicants submitting a revised proposal that <br />maintainh the 3' setback to the well for maintenance purposes. That <br />revised plan has been submitted. In addition, approval would be subject to <br />applicants obtaining the appropriate building permit and complying with all <br />Building Code requirements. <br />Staff Recommendation - <br />Staff recommends approval per the attached resolution, per the <br />Planning Commission recommendation. <br />
