The existing house already encroaches into the defined average <br />lakeshore setback. The proposed deck on the lake side of the home will <br />include a railing, and the platform will range from near grade level to <br />approximately 7' above grade at the west side. The views enjoyed by Mr. <br />Grotans at 4480 North Shore Drive would be slightly encroached on as shown <br />in Exhibit G. Mr. Grotans has submitted a letter in support of the average <br />setback variance. <br />2.
