Develop preliminary con-ept plans and alternatives to illustrate potential future land uses, <br />circulation, open space, major utilities, and potential building scale and location. <br />1. Prepare a summary of the pertinent data and development statistics for the properties under <br />consideration, including size and nature of development activity, existing and future land and <br />building values, and fiscal implications. <br />3. Prepare a memorandum summarizing in writter. and graphic form the alternative concepts and <br />pertinent information described above, and present it to the City Council and Planning Com- <br />mission. This memorandum will include traffic generation analysis reflecting the potential impact <br />of proposed land use changes on surrounding streets. <br />4. Prepare exhibits and data suitable for public presentation of the the key issues and concepts <br />involved, and prepare a presentation of these and othe, important information for the workshop <br />with the City Council and Planning Commission. <br />PRASE It: IMPLEMENTATION <br />1. P-epare amendments to the Comprehensive Plan, with findings as appropriate, which reflect the <br />concepts adopted in the previous phase, for review and approval by the Planning Commission <br />and City Council with the adopted results prepared for submission to the Metropolitan Council. <br />?.
