The site Flan of the existing house on this long narrow lot <br />precludes a more conforming layout of the proposed additions, given <br />that the existing house alrezdy encroaches into the 0-75' setback <br />zone. <br />2. The large non-hardcovered yard area helps to decrease the effect <br />of hardcover on the property. (Note that the total hardcover allowed <br />on the property would be 13,400 s.f. The proposed hardcover is just <br />over 9,000 s.f., or about 2/3's of that which would be allowed if it <br />was in the correct locations.) <br />Planning Commission at the last meeting also recommended adoption of the <br />condition that no additional hardcover be allowed on the lot in the future. <br />Staff understands this condition to mean that even though the 250-500' zone <br />has less than its full allotment of hardcover, none of that allotment could <br />be used without a further variance application.
