Application was revised to include a deck also. <br />Zoning District: LR-lB, Single Family Lakeshore Residential - Sewered - 1 <br />acre. <br />List of Exhibits <br />Exhibit A - Proposed Resolution <br />Exhibit B - Planning Commission Action Notice 6/8/88 <br />Exhibit C - Memo and Exhibits of 6/1/88 <br />Discussion <br />The applicant is requesting a hardcover variance in the 0-75' and 75-250' <br />setback zone to construct a room addition of 336 s.f., and to construct a <br />deck of approximately 328 s.f. A portion of the deck would encroach <br />approximately 5' into the 0-75' zone. The entire room addition is in the <br />75-250' setback zone, and would meet the required 10' side setback. <br />The applicant originally had not requested the deck, however, at the <br />Planning Commission it was noted by applicant that he does wish to <br />construct a deck in the future, hence Planning Commission asked him to <br />bring forth a revised proposal, which he did. At their June 6th meeting, <br />Planning Commission recommended 4 to 0 to approve the hardcover varian <br />for the deck and addition, and recommended approval of the 5' encroachmci. <br />into the 0-75' zone with the ollowinq conditions: <br />1. Maximum 0-75' hardcover allowed =542 s.f. (8.68). <br />2. Maximum 75-250' hardcover allowed = 5500 s.f. (34.6%) <br />3. No additional future hardcover will be al lowed in the 0-250' <br />zones. <br />Please review the mPmns of June 1, 1988 and May 10, '988 for further detail <br />regarding this request. <br />staff Recommendation <br />Staff recommends approval per the Planning Commission recraunendation. A <br />resolution reflecting that recommendation is attached for Council review. <br />
