City of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. <br />11 �99 <br />A RESOLUTION GRANTING <br />APPROVAL OF THE PRELIMINARY PLAT <br />FOR CATHERINE A. CRAM <br />IN THE SOUTHWEST QUARTER OF SECTION 32, <br />TOWNSHIP 118, RANGE 23, HENNEPIN COUNTY, MINNESOTA <br />APPLICATION NO. 1257 <br />WHEREAS, Catherine A. Cram (hereinafter "the applicant") filed a <br />formal subdivision application with the City on February 29th, 1988 for <br />the purpose of platting three lots of the property legally described as <br />follows: <br />See attached Exhibit A (hereinafter "property"); and <br />WHEREAS, after due published and mailed notice in accordance with <br />Minnesota Statues 462.358 et. seq. and the City of Orono Zoning and <br />Subdivision Codes, the Orono Planning Commission held a public hearing on <br />March 21st, 1988, at which time all persons desiring to be heard concerning <br />this application were given the opportunity to speak thereon; and <br />WHEREAS, at their regular meeting held on March 28th, 1988, the <br />Orono City Council considered the subdivision application of the applicant, <br />noting the following findings of fact: <br />1. The property is located within the RR-lA Single Family Rural <br />Residential zoning district requiring a minimum of 5 acres of dry land <br />and 300' of width within each newly created lot. <br />2. The property contains a total of 71.99 acres of dry contiguous <br />land. <br />3. Each of the three lots created in this subdivision s.,all be served <br />by individual curb cuts off of Watertown Road. <br />4. All lots meet the required 300' width at the rear of the front <br />yard/street setback line adjacent to an approved public road. <br />5. A single family residence can be constructed on all proposed lots <br />without the need for further variances. <br />6. Septic testing has not be required with this subdivision <br />application as each lot contains well over five acres in area, as <br />follows: <br />Lot 1, Block 1 = 22.7 acres in area <br />Lot 2, Block 1 = 30.1 acres in area <br />Lot 1, Block 2 = 18.6 acres in area <br />Paqe 1 of 3 <br />
