Box 66 <br />Crystal Bay, 114 55323 <br />Dear Mr. Gaffron: <br />RE: Proposed Plat - windward Marine, Inc. <br />CSAH 15 Approximately 1100 feet north of the Tanager Lake Bridge <br />Sectic„ 11, Township 117, Range 23 <br />Hennepin County Plat No. 1507 <br />Review and Recommenda*ions <br />Minnesota Statutes 505.02 and 505.03, Plats and Surveys, require County <br />review of propcged plats abutting County roads. we reviewed the above plat <br />and make the following comments: <br />- To provide the minimum 66 feet of right of way for a roadway under Hennepin <br />County jurisdiction, the developer should dedicate an additional 11 feet of <br />right of wry, which should be centered on the existing travelled roadway. <br />- Under existing right of way conditions, the sanitary sewer line is not <br />within the road right of way. <br />- The site plan does not show any details for access to the site. The <br />developer must submit a detail access drawing to Hennepi:. County for <br />review. The access will require an approved Hennepin County entrance <br />permit before beginning any c-nstruction. Contact our Maintenance Divisien <br />with the access detail and for entrance permit forms. <br />- F.li parkinq for the site must be cut -side the right of way for CSAH 15. <br />- The developer must submit for review by Hennepin County a detailed plan for <br />the storm drainage from the site.
