Lots ., 2, 4 and 5 shall be served by a private road that has been <br />designed to minimize the impact of the construction but yet provide a <br />safe use level for the public. Lot 3 shall achieve access via an <br />existi•,g private driveway which will also minimize the impact on the <br />property. <br />NOW, THEREFORE BD IT RESOLVED, that based upon either one or more <br />o- the f indings noted above, the city Counci 1 of the City of Orcno hereby <br />approves the preliminary plat application of John D. McLowell and T.V. <br />Markle, Vice President of Woodhill Country Club p(•r plat drawing by Thomas <br />S. Bergquist dated June 26, 19R7 and further grants a variance to the <br />standard that would require all lots have frontage on a public road with <br />the creation of the private road and use of private driveway and per <br />Sectiun 10.02, Definition 77, grants a width-ariance to I.ot 2 because the <br />lot does not meet the required 200 feet width at rear of required front <br />yard, subject to the following conditions: <br />1. <br />Prior to the=ssuance <br />of building permits for <br />new construction, <br />the <br />final plat mast be <br />filed with either t►ie <br />Hennepin County <br />Recorder's Office or Registrar <br />of Titles Office, road base installed <br />and <br />approved by City, and, <br />if required improvements <br />are not completed, <br />the <br />developers must execute <br />3 developer's agreement <br />and post a 1 tter <br />of cre i. t (1500 of cost of <br />remaining improvements). <br />F(-(1!:ired irrprovemer:t€: <br />a) Woodhi 1 1 .Avenue - The improvement o" Woodhi 1 1 Avenue shall be <br />�f completed as a public project. f)eveloper/applicant shall execute <br />r an aq►eement that will affirm l.is/their share in the cost of said <br />road improvement. City to detf,rmine the amount of the payment <br />upon receipt of final costs for said road improvement. Woodhill <br />Avenue shall be upgraded from 16 feet minimum paved width to a 22 <br />feet minimum paved width. <br />h) Private road to be ronntrutted per standards setforth in <br />Section 11.33, Subdivision 4 and 5 for road servinq 3-6 lots <br />exccl,t for changers in desiqn recommended by city Zngineer in his <br />letter of July IC, 1987 and attached to this resolution. <br />Page : of 4 <br />
