Existing property is 2.96 acres in area and is 109.10' in width <br />at the house. Applicant is requesting to do some interior remodeling <br />which includes a 41xll' living room extension to the rear of the <br />house. This room extension requires a variance because it encroaches <br />approximately 12' into the required 50' side setback to the east. <br />2. Note that this house was constructed in 1955, when the property <br />was zoned to allow single family residences on 1 acre lots and only a <br />10' side setback was required. The property was rezoned to require 5 <br />acres and 50' side setbacks in 1975. <br />3. The proposed addition is within the extention of the side walls <br />of the house and is to the rear of the house, hence it will have no <br />impact whatsoever on the neighboring property to the east. <br />4. The proposed addition will not conflict with the septic system or <br />the well. <br />Discussion <br />Applicant's hardship in this situation is that the house was <br />constructed under less restrictive standards than now exist. The proposed <br />addition extends an existing room in the house to make it larger. <br />Staff Recommendation <br />Staff recommends approval based on the hardship noted above. <br />
