Gaffron, Asst Planning & Zoning Administrator <br />Date: June 8, 1988 <br />Subject: #1287 James Brooks 3785 Watertown Road - Variance - Resolution <br />Zoning District - RR-lA, Rural Residential, 5 acre <br />Application - Request for side setback variance to construct room addition. <br />List of Bzhibits <br />Exhibit A - Notice of Planning Commission Action 6/8/88 <br />Exhibit B - Memo and Exhibits of 5/27/88 <br />Exhibit C - Proposed Resolution <br />Discussion <br />Please review the memo and exhibits of May 27, 1988. Applicant is <br />requesting to construct a 4' by 11' living room extension to the rear of <br />his house. The addition is centered on the rear of the house. Because the <br />lot is only 110' in width, and the required setbacks of the RR-lA zone are <br />50' from either side, a variance is required. The proposed side setback <br />variance is to the east and is a variance to allow the extension to be 38' <br />from the side lot line. The existing house is about 14' from that side lot <br />line. The house was constructed prior to the 5 acre standards. <br />Planning Commission reviewed this application at their June 6 meeting, and <br />recommended approval, finding the hardship being the narrowness of the lot. <br />Planning Commission also found that there will be absolutely no effect on <br />neighboring properties. <br />Staff Recomendation <br />Staff recommends approval per the Planning Commission recommendation. A <br />proposed resolution is attached for Council review. <br />
