ST* F/cam- copy e- - <br />April 20, ! 988 <br />Orono City Council <br />Orono, MN <br />Dear Council Members: <br />This request for a hardcover and side lot setback variance <br />is to allow a second story addition onto our existing home <br />for living space for my parents (ages 83 and 80). They no <br />longer can take care of themselves full time and this <br />alternative is more palatable than a nursing home. <br />Hardcover variance (color coded yellow on all drawings`: ro <br />accommodate the stairway to the second story, a three fc)ot <br />cantilever is required on the east end of the house. This <br />28.3' x 3' overhang (85 sq. ft.) is considered hardcover. <br />We own two lots. The lake side lot (lot 8) has the house <br />and garage and the other lot (lot 19) is on the ither side <br />of Elmwooa Ave. This second lot is vacant and unbuildable <br />because of its small size, 155' x 40' (6,200 sq. ft.). <br />The additional 85 square feet of hardcover represents 1.2% <br />of that portion of lot 8 that is not within the 75' lake <br />setback. If lots 9 and 19 were combined in the <br />calculation, this additional hardcover would only be .6%. <br />Side Let Setback variance (color coded pink on all <br />drawings): In order to insure one of the additional <br />bedrooms was at least 8' wide (still very small) the second <br />story addition h"d to be extended 2' to the south. This <br />extension, as the drawings show, goes only halfway over an <br />existing elevated walkway and roof overhang which is <br />already in the 10' setback area. The existing elevated <br />walkway is presently 6.6' from the side lot line. The new <br />second story addition will be 8.6' from the si lot line. <br />It is questionable whether a variance is needed but it's <br />better to cover everything. <br />
