Septic testing con f:rmes that both lots have suitable and <br />adequate area for on -site septic development. The City will ask <br />that the alternate septic site on Lot 1 meet the required 75 feet <br />separation setback from the existing well. If there is a <br />physical hardship, the evaluator has failed to note this in his <br />report. The report shows the setback at 55 feet. Based on the <br />mottling (seasonal water table) found at 18 inch to approximately <br />26 inch depths, the primary site on Lot 2 and the alternate sites <br />for both Lots 1 and 2 will have to be mound systems. Prior to <br />scheduling the final subdivision before the Council the final <br />survey must show the alternate, primary and existing on -site <br />septic systems within each lot. <br />As this is a Class 1 metes and bounds division the subdivision <br />will be presented to the Planning Commission for preliminary <br />approval and then go on to Council for final approval. <br />Staff Reca endation <br />To recommend approval of the <br />subdivision application of Jane <br />Levering peeking <br />the division <br />of legally <br />combined Lot 1 and Lot <br />2, Albee's Long <br />Lake Addition <br />finding all <br />standards of the RR-1B <br />zo,iing district <br />and on -site <br />septic code <br />have been satisfied. <br />Such approval is <br />subject to the following <br />conditions: <br />1. Upon final approval of the division the existing access at <br />Sixth Avenue North must be closed and a new address assigned for <br />Lot 1 that reflects the primary entrance off <br />L- L NJ� <br />2. Access to Lot 2 must be at the west lot line. <br />3. Prior to scheduling the division application before the City <br />Council for final approval, applicant must provide survey <br />locating the existing septic system and alte-nate septic system <br />on Lot 1 and primary and alternate septic site on Lot 2. <br />4. If owner can provide proof to the City that a park fee had <br />already been paid for Lot 2, a p;• r k fee payment wi 1 1 not be <br />charged. If owner is unable tc provide the necessary proof a <br />$200.00 park fee must b- paid to the City upon final approval of <br />the division. <br />2 <br />
