Zoning File #1263 <br />Page 2 <br />4. 10.41 Subdivisionl0 (A,B,C,D) Lakeshore Setback & Hardcover <br />Requirements <br />As stated in other reports, all of these variances exist today. <br />In reviewing the proposal, staff has made the following findinqs: <br />1. Zoning District: B-2 Area: Approx. 37,400 s.f. - .85 acre <br />2. Proposed Existing Use: Marina - Boat Sales, Storage, and Retail <br />Sales. The use of the property will not change and is a permitted use <br />in the B-2 zone. <br />3. Area: The plan shows the area as 61,650 s.f. This includes the <br />24,250 s.f. of area in the residential district. This cannot be <br />included without a rezoning request by the applicant. <br />4. Public Roadway Divides Property: This effects the proposal as <br />follows: <br />A. 10.41, Subdivision 5 Required parking spaces may not be <br />separated by a public roadway. The proposal is requesting <br />parking on both sides of County Road 15. <br />B. 10.41, Subdivision 10 (C) Setback along street. Applicant is <br />requesting a variance to the 50' setback requirement. Proposed <br />on the plan: <br />Required <br />50' <br />Proposed <br />10' <br />variance <br />40' <br />80% <br />Proposed in this setback is the 50' x 90' building and some parking <br />(Tanager bake Side). <br />Applicant is proposing the location of the structure within the 50' setback <br />to allow a larger setback from the lake. This proposal also shows that the <br />new structure will setback 2' farther than the existing building which will <br />be removed. <br />5.) Parking - Off -Street The Municipal Code requires this type of use to <br />provide parking as follows: <br />A. Six parking spaces shall be provided for each ten boat slips <br />(see Exhibit Q ). <br />B. A minimum of eight spaces plus one additional space for each 800 <br />s.f. of f loor area over 1000 s.f. <br />Applicant has shown 73 parking sta 1 Is on his property. This parking =s <br />located in three areas as follows: <br />
