(n) Outside Storage ; No hoats , recreational vehicles over <br /> 20 fect in length, maintenance vehicles or other similar <br /> bulky objects shall be permitted on th� Project area unless <br /> completely enclosed in a building or in an area completely <br /> enclosed by a fence of such opacity and height to obscure t�e <br /> stored contents from any living or pedestrian areas on or azaizrid <br /> the Project area. Required garages or parking areas sh:al7 r,at:. <br /> be used for the storage of such objects or vehicles. <br /> (o) Landscaping: All �pen areas of the Project or individual, <br /> platted lots within the Project sha11 be graded to provide <br /> proper drainage, and except for areas used for parking, drzves <br /> or starage, shall be landscaped with trees, shrubs or planted <br /> ground cover. The natural la�dscape shall be utilized where <br /> possible and reinforced with additional landscaping that is <br /> compatible �aith and complementary to the various use areas <br /> and functions of the site, the structural additions to the site, <br /> development on neighboring properties and the adjacent public <br /> streets and highways. Landscape materials shall be of ade- <br /> quate size to contribute ta the environmental quality at <br /> initial planti.ng as well as at maturity. Gen�rally new plant <br /> material shall be of the following sizes : deciduous overstary <br /> trees - 3 inch caliper; deciduous ornamental trees - 2 inch <br /> caliper; evergreen trees - 6 foot height; evergreen shrubs - <br /> 24 inch spread or height, dependent on form; deciduous shrubs -- <br /> 3 feet height. Lawn areas other than natural landscape areas <br /> shall be �odded. <br /> Such landscaping shall conform with the plantinq plan <br /> approved by the City Council at the time the building permit <br /> was issued. It shall be the owners ` responsibility to see that <br /> this landscaping is rc�aintained in an attractive and weTi- <br /> kept condition. All vacant lots, tracts or parcels shall <br /> also be prope�ly maintained. <br /> 34. 970 Application Review and Administrative Procedure. <br /> 34 . 971 General Procedure. The general procedure for applicatian, <br /> review and action on any Multiple Family Planned Residential <br /> Froject shall be according to the folla�,aing outline, with <br /> more detailed requirements found in the remainder of this sub- <br /> division. 5ingle family detached dweliing are excluded from <br /> the review pracess. <br /> (a) Application, filing fee and six copies of the <br /> Preliminary Plan are to be filed with the Planning Commis- <br /> sion through the Zoning Administrator at ieast 30 days prior <br /> to the public hearing date. <br /> (b) Public hearings shall be held by the Planning Commission <br /> for all Projects. <br /> -9- <br />
