34. 370. RS: Building Height. Within any "RS" Seasonal ReGre- <br /> ational District ,no structure or building shall exceed 2-1/2 stories <br /> or 30 feet in height except as provided in Section 38.900�. <br /> 34 .3?1. RS: Building Construction Standards. Within any "RS" <br /> Seasonal Recreational District, al.l new buildings or structures, and <br /> all additions , repairs , alterations or improvements to existing <br /> buildings or structures shall be built in strict conformance with the <br /> current edition of the State of Minnesota Uniform Building Code as <br /> adopted and from time-to-time amended by the City, and with the <br /> following regulations : <br /> a) Foundations Required. All new or remodeled seasonal <br /> dwellings or guest cabins, and all principal dwellings shall be <br /> placed on a permanent frost-depth, solid masonry or treated wood <br /> foundation that completely encloses the entire perimeter of the <br /> building . <br /> b) Minimum Dwelling Area Required . All new or remodeled <br /> dwellings or habitable buildings shall meet or exceed the following <br /> minimum square footage of �nclosed floor area on the main floor : <br /> 1) Tents , screenhouses or other permitted accessory <br /> structures : no minimum area required . <br /> 2) Seasonal dwellings or guest cabins: 40�J square <br /> feet. <br /> 3) Principal dwellings: 8Q0 square feet. <br /> c) Minimum Dwelling Width Required. All new orremodeled <br /> dwellings or habitab el buildings shall be at least twenty (20) feet in <br /> width at the narrowest dimension. <br /> d) Minimum Roof Requirements. All new or remodeled <br /> dwellings , buildings or structures of any kind shall be provided with <br /> a fire-retardant roof covering having a Class A or B rating , including <br /> treated but not untreated wood shakes or shingles, or Class C mineral <br /> surfaced asphalt shingleslaid asrequired in the State Building Code. <br /> All new dwellings shall have a sloped roof of at least 3: 12 pitch. <br /> e) Minimum Plumbing Requirements. All new or remodeled <br /> seasonal dwell ings over 8fdA square feet in floor area, all guest cabins <br /> over ti00 square feet in floor area, and all principal dwellings shall be <br /> provided with indoor plumbing consisting of at least one water closet, <br /> one lavatory, and one kitchen sink, all connected to an approved on- <br /> sitesewage treatment system conforming tothe requirementsof Section <br /> 34. 372. <br /> f) Additional Fire Protection System Requirements. <br /> Becauseof thelackof available publicfire protection services, each <br /> property owner shall be required to provide additional private fire <br /> protection and life safety systems as follows : <br /> -20- <br />
