Mini.mum Land Area Dedication Whenever the City Council determines that land dedication wi•11 be required as a condition of subdivision approval, the Subdivider shall be required to dedicate to the City for park, playground or other public purposes an amount of land equal to, as a minimum, that percentage of gross land area as set out below. Gross land area means the entire area within the boundaries of the subdivision, including areas occupied � by wetlands, drainageways or existing development. Subdivision 12. Cash Contribution in Lieu of Land Dedication Whenever the City Council determines that a cash contribution will be required in lieu of the required land dedication, the Subdivider shall be required to contribute to the City for park, playground or. other public purposes an amount of cash as set out in tlie current city fee schedule. No contribution is required for existing principal residential units.
