Mini.mum Land Area Dedication Whenever <br /> the City Council determines that land dedication wi•11 be required as <br /> a condition of subdivision approval, the Subdivider shall be required <br /> to dedicate to the City for park, playground or other public purposes <br /> an amount of land equal to, as a minimum, that percentage of gross <br /> land area as set out below. Gross land area means the entire area <br /> within the boundaries of the subdivision, including areas occupied � <br /> by wetlands, drainageways or existing development. Gross land area . <br /> excludes land dedicated for public roadway purposes. <br /> 1) Residential Development Land areas dedicated shall be ' <br /> located and approved by the City Council and shall be of a <br /> size equal to or greater than the minimum area percentage <br /> in the following table: <br /> Dwelling Unit Density Mi�imum Percentage <br /> (The greater of proposed density of gross land area to <br /> or zoned permitted densitv) be dedicated <br /> acres/d.u. d.u./acre <br /> 5.00 or more .20 or less 2-1/296 <br /> 2.00 to 4.99 :50 to .21 596 <br /> 1.00 to 1.99 ' 1.00 to .51 1096 <br /> :50" to .99 2.00 to 1.01 11% <br /> .33 to .49 3.00 to 2.O1 129b <br /> .25 to .32 4.00 to 3.01 13% <br /> .16 to .24 6.00 to 4.01 1496 - <br /> .15 or less 6.01 or more 1596 <br /> 2) Commercial or Industrial Develonment Land areas �dedicated <br /> shall be located and approved by the City Council and shall <br /> be of a size equal to or greater than 2-1/2% of the gross <br /> land area in the �subdivision. <br /> Subdivision 12. Cash Contribution in Lieu of Land Dedication <br /> Whenever the City Council determines that a cash contribution will be <br /> required in lieu of the required land dedication, the Subdivider shall <br /> be required to contribute to the City for park, playground or. other <br /> public purposes an amount of cash as set out in tlie current city fee <br /> schedule. No contribution is required for existing principal residential <br /> units. <br />
