The <br />existing single stall garage and residence structure are divided by a 3' setback. The current <br />code requires a 1 O' setback. As applicant is intensifying portions of the structure within the <br />substandard separation setback, this too requires variance approval. Review Exhibit I, the 2'+ <br />overhang will be higher than garage roof but may still require special fire wall construction. <br />Review Exhibit A, applicant notes the proposed improvement is the first phase of construction <br />of a complete second story estimated to be completed some time in four years. The second <br />story above the remaining portion of the house will require side and street setback variances <br />at the time applicant is ready to proceed with the improvement. <br />Review of Hardships <br />1. Subject property consists of 7,000 s.f. and is subject to 2 acre zoning standards. <br />2. Proposed improvement will not result in further extensions into the substandard yard <br />areas. <br />3. Lot to rear of property is vacant. <br />4. Property is served with sewer.
