Side setback <br />List of Exhibits <br />Required = 30' <br />Existing and proposed = 18' <br />Variance = 12' or 40%. <br />A -Application <br />B -Plat Map <br />C -Property Owners List <br />D -Survey <br />E -Hardcover Facts <br />F -Site Plan <br />Gl-2 -First Floor Plan and Partial Second Floor Plan <br />H -South or Side Elevation <br />I -West or Rear Elevation <br />Description of Request <br />Applicant seeks approval of side and rear setback variances for construction of a second level <br />above the rear section of residence located within substandard side and rear yards. <br />Intensification of the structure within the required yard areas require variance approvals. The <br />existing single stall garage and residence structure are divided by a 3' setback. The current <br />code requires a 1 O' setback. As applicant is intensifying portions of the structure within the <br />substandard separation setback, this too requires variance approval. Review Exhibit I, the 2'+ <br />overhang will be higher than garage roof but may still require special fire wall construction. <br />Review Exhibit A, applicant notes the proposed improvement is the first phase of construction <br />of a complete second story estimated to be completed some time in four years. The second <br />story above the remaining portion of the house will require side and street setback variances <br />at the time applicant is ready to proceed with the improvement. <br />Review of Hardships <br />1. Subject property consists of 7,000 s.f. and is subject to 2 acre zoning standards. <br />2. Proposed improvement will not result in further extensions into the substandard yard <br />areas. <br />3. Lot to rear of property is vacant. <br />4. Property is served with sewer.
