Mabusth, Building & Zoning Administrator <br />September 8, 1993 <br />Sul:>ject: #1870 Stephen and Randi Carlson, 1185 Arbor Street - <br />Variance -Public Hearing <br />Applicants propose a 10' x 24' 8" addition to the north side of the existing single stall <br />garage creating a double stall garage. The existing garage is located 27.3' from street yard. <br />Addition will be placed at the same setback requiring approval of a street setback variance. The <br />following ordinances are pertinent to the review: <br />1. Section 10.28, Subd. 5 (B) -Front/street setback. <br />Required = 50' <br />Proposed = 27' 3_" <br />Variance = 22' 7" or 45.4% <br />2. Section 10.56, Subd. 16 (L) -Hardcover limitations. The property is located within <br />1,000' of French Lake, specifically within the 500-1,000' setback area. The property <br />is allowed 35 % . The total area of the property is approximately 3 ½ acres or 152,460 <br />s.f. and would be allowed 53,360 s.f. of hardcover. Review Exhibit F. The existing new garage is in a serious state of disrepair with the <br />floor deteriorating to a point where cars can no longer be stored within the interior for fear of <br />collapsing on lower level storage garage accessed at rear of house. Review Exhibit D. <br />Applicant advises that much of the framework will be retained but that the entire garage <br />foundation would be basically replaced. The single stall yard maintenance garage to the rear <br />will also be retained with the reconstruction.
