. `:,�- � <br /> - � {.�.-� C�t� o� ORONO . <br /> • <br /> � �'�f� RESOLUTION OF THE CITY COUNCIL .. <br /> -� NO. 1385 <br /> � <br /> � - � � : A RESOLUTION APPROVING THE PLAT OF . <br /> RINGERSWOOD ' <br /> WHEREAS, the City of Orono is a municipal corporation organized <br /> and existing under the laws of the State of Minnesota; 'and <br /> WHEREAS, the City Council of the City of Orono has adopted <br /> subdivision regulations for the orderly, economic and safe development <br /> of land within the City; and <br /> WHEREAS, the City Council has considered the application for <br /> a subdivision plat by The Lyman Corporation, a Minnesota Corporation, <br /> the subdivider; and ' <br /> WHEREAS, .the subdivision has been approved as meeting all <br /> standards of the RR-1B zoning district finding that each lot is of a <br /> size and configuration that wi11 allow its use as a single family <br /> residence to be located without .the need of any setback variances; and <br /> WHEREAS, the City Council has found Outlot A to meet all <br /> icurrent .lot standards of the RR-1B zoning district for� a residential <br /> lot in the rural service area. The subdivider is advised that if <br /> Outlot A is develo�ed in the future, such development must meet all <br /> zoning and Comprehensive Management Plan requirements at that time <br /> and that the City Council has no current intent to allow now or in <br /> the future any type of development except the existing 2 acre per <br /> unit, unsewered, rural residential land use; and <br /> WHEREAS, the subdivider has completed all requirements of <br /> the platting regulations of the City, including: <br /> 1) Dedication on the plat of drainage and utility easements. <br /> 2) Dedication on the plat of rights of way for public streets <br /> and roads, shown as U.S . Highway. Number 12, Willow Drive, <br /> Dickey Lake Road and Pine Ridge Lane. <br /> 3) The subdivider has dedicated to the City a road and utility <br /> easement granting to the City temporary access, improvement <br /> and utility easement over that portion of• the cul de sac <br /> not included in the dedicated right of way of pine Ridge Lane. <br /> 4) Dedication to the City of a Flowage and Conservation Easement <br /> providing for limitations on the use of wetlands and/or <br /> drainageways described therein and shown on the plat as <br /> � "drainage easements" . - <br /> i <br /> 1 of 3 <br />
