Attachment <br />We are requesting two variances from the existing building codes. <br />The first variance is a request to allow a 15 ft sideyard setback. The code specifies a 25 ft <br />setback. The code will not allow the addition of an attached two-car garage. The <br />proposed garage will be 25 ft wide. The existing house has a one car tuck under garage <br />that would be converted to living space. The existing drive would be removed and space <br />would become lawn. A two-car garage would be added to the south side of the property. <br />This would greatly improve the livability of our home. The house was built in the 1950' s <br />and the garage is so narrow that it is virtually unusable. <br />The second variance would allow building the garage and covered front porch 4 ft closer <br />to the street. When the house was built, it did not provide any covering for the front <br />entrance. This makes it necessary to stand in the rain at the front door. The proposed <br />covered porch will extend 4 ft toward the street. The existing setback is 30 ft plus an <br />additional 16 ft from the property line to the paved city street. There is little likelihooa <br />that the street will ever be widened as it carries very little traffic. We are proposing to <br />align the garage front with this 4ft wide porch. <br />The proposed addition will put this house more in keeping with other houses in the <br />neighborhood. Almost all houses on this street have a porch in front of the house. <br />Granting these variances will overcome practical difficulties in complying with zoning <br />requirements. We have discussed the proposed improvements with the most affected <br />neighbors and believe they would welcome the improvement to the area . <br />. -::---~. <br />.
