Discussion: <br />The existing residence was built in 1957. The property is located in a two acre zoning district. <br />However, the neighborhood is more in character with half acre zoning standards. If half acre <br />zoning standards were applied to this property the existing residence would meet the 30' required <br />front setback. The proposed front porch and the front of the proposed garage would encroach 4' <br />into the front yard setback. The side of the proposed garage would meet the required 10' side <br />yard setback. <br />The topographic map (Exhibit C) shows where neighboring residences are located in relation to <br />the Arbor Street. In general, homes on the west side of Arbor Street are 50-60' from the traveled <br />road. On the east side, they average about 40' from the paved road. The proposed 4' addition <br />puts this house about 42' from the paved road. <br />History of Arbor Street: <br />Arbor Street is zoned RR-1 B, most of the properties in the area are half acre lots. The residences <br />in the area were built prior to the current zoning classificat1on. Because of this, many variances <br />have been applied for and approved in the area. Staff researched only Arbor Street. Three were <br />found for Arbor Street. (Two of these 3 properties are located on the southerly section of Arbor <br />Street not shown on the topographic map.) <br />1. 1185 Arbor Street-1993. Approved to permit construction of a 10' x 24' 8" addition to <br />the north side of the existing single stall garage which is located 27' 3" from the street lot <br />line (50' required). <br />2. 1365 Arbor Street -1996. Approved to permit construction of a partial second floor over <br />the existing residence which is located 3' from detached garage (1 0" required) and 29' <br />from the street lot line (50' required) and 18' from the side lot line (30' required). <br />3. 1380 Arbor Street -1996. Approved to permit construction if a 10' x 14' three season <br />porch which is located 12.3' from the north side lot line (30' required) and 10' from rear <br />lot line (50' required). <br />Statement of Hardship: <br />The applicant has included their statement of hardship in Exhibit A.
