2. Section 10.03, Subd. 14(C): Lot Coverage: All lots of 0-1.99 acre in area are limited to 15% lot <br />coverage by structures. The existing house constitutes 1512 s.f. Allowed lot coverage is 15% of <br />14,000 s.f. or 2,100 s.f. leaving 588 s.f. available for a garage if the octagonal shed is removed. <br />2. Section 10.28, Subd. 5 (B): Side Street Yard Setback-The minimum requirement for side yard <br />adjacent to street setback in RR-1B is 50 feet. To allow the detached garage to be located 1 0' from <br />the side street lot line. <br />3. Section 10.61, Subd. 5(A): Garage stalls in 'R' Districts may not be located in a required <br />yard but may be as near as 10' to a rear lot line. The proposed garage will be 5' from the rear lot <br />line. <br />PLANNING COMMISSION: <br />The Planning Commission recommended by a 4 to 0 vote to: <br />Approve the application as presented, except that lot coverage will be limited to 15.0%, requiring <br />the garage to be sized no larger than 588 s.f., and the shed (the old Wayzata Beach "snack hut") must <br />be removed. <br />STAFF RECOMMENDATION: <br />To approve the enclosed resolution. <br />COUNCIL ACTION REQUESTED: <br />To adopt or amend the enclosed resolution.
