the City to consider: <br />a.) Density - It is anticipated that prior to any <br />further submission for MUSA line adjustments, the City <br />address the feasibility to further downzone from 2 <br />and/or 5 to 10 acres which is Metro Council's <br />rural/septic standard. To the extent this is deemed not <br />feasible it should be so addressed to the Council. <br />b.) Right -of -Way - Currently 100 feet generally exists <br />in the corridor and the City should incorporate such as <br />a precondition in its ordinances for rezoning and/or <br />subdivision. <br />c.) While the density of up to 20 units per acre was not <br />contemplated in the study the possibility of more <br />affordable housing was anticipated. The overall density <br />is limited by sewer capacity. <br />ALTERNATIVES <br />Issue 1. Comprehensive Plan Information <br />1. Accept as information <br />2. Table for formal action <br />Issue 2. Direct staff to undertake <br />RECOMMENDATION - It is recommended that the Council direct staff <br />to enter :nto an arrangement with Mr. Shardlow regarding the <br />zoning ordinance Process for $ 5, 500 to be funded out of <br />contingency. The staff additionally recommends final adoption of <br />the Comprehensive Plan Amendment cond i t i maned on adoption of the <br />appropriate zoning ordinance. As for the sewer amendment, this <br />will be sent to us from Metro Waste Control Commission and at <br />this point should be a pro forma amendment by Metro Waste <br />Control. <br />PROPOSED MOTION - Moved by , seconded by , that the Council <br />adopts the Comprehensive Plan Amendment 12 in the Highway 12 <br />Corridor conditioned can implement zoning ordinance adoption, <br />adopt Resolution No. Adopting the Comprehensive Plan #2 and <br />direct staff to engage Mr. John Shardlow to undertake the zoning <br />ordinance amendments to implement the Comprehensive Plan on <br />Highway 12 for '!5,500 to he funded out of conti-)gency.
