• S <br /> friendly home. These homebuyers are looking for smaller affordable <br /> contemporary homes in family neighborhoods. What is evident is the <br /> lack of updated and or high quality finished homes of this size and price <br /> range in our community. <br /> This issue has been addressed in the Orono 2030 Comprehensive Plan. <br /> The plan acknowledges that the city will need to allow for <br /> approximately 40 new housing units per year through 2030 to <br /> accommodate the population growth speculated for the City of Orono. <br /> It states, as its second most pressing need, that within the cities urban <br /> areas there is a great need for a "wider range of housing options for <br /> middle income residents, such as those who grew up in Orono and would <br /> like to raise a family here, but cannot find suitably priced homes." In <br /> response to this, one of the cities goals is to "make land available for <br /> development at a density that might support moderately priced housing <br /> at or below the $350,000 to $500,000 range." <br /> Research from the plan shows that the northern part of Orono has the <br /> best land options and specifically points to an area along Willow Drive <br /> north of Watertown Road being reguided at an urban SFR density of 2- <br /> 3 units per acre. This area would afford a development to complement <br /> the Hackberry Hill neighborhood as well as the abutting residential <br /> neighborhoods in Long Lake of similar density. <br /> We have the ability and would like the opportunity to create something <br /> to help fulfill this need. The style, design, size and affordability of our <br /> homes are a great fit for this community. We would like to develop this <br /> parcel of land and be the exclusive builder for all lots. This will ensure <br /> adherence to our overall concept and plans as submitted, which includes <br /> maintaining the character and feel of the surrounding neighborhoods. <br /> The properties that we build are typically between 1800 and 2500 <br /> square feet and sell for around $400,000. While most are cottage or <br /> prairie style, each home has a unique look and floor plan allowing for <br /> more character in the neighborhood. We are very mindful of the <br /> surrounding homes and neighborhoods during our design phase.
