Completed pre-application form. <br /> 2. Completed subdivision application form. <br /> 3. Subdivision application fee, including special improvement fees for road, extension of municipal services, etc. <br /> 4. Certificate of survey meeting all of the City's survey requirements (attached) <br /> 5. Bluff analysis or slope analysis for properties with steep slopes. <br /> 6. Certified Property Owners List. The Owner/Applicant must to contact Hennepin County Property Identification <br /> and Platting to obtain a list of owners within 350' of the subject property, labels and plat map. List, labels and <br /> map MUST be obtained from Hennepin County Property Identification and Platting, A500 Government Center, <br /> 300 South 6th Street, Minneapolis, telephone 612-348-5910. This list is used by the City to notify adjacent <br /> property owners of the application. <br /> 7. As an addendum to this application, please attached a separate list of any other persons you wish notified of this <br /> application. <br /> 8. Wetland delineation reports, if approved and Minnehaha Creek Watershed District(MCWD) approvals. <br /> 9. Conservation design analysis and master plan. <br /> 10. Septic Systems. Site evaluation report and design for septic system drainfield on each lot not served by sanitary <br /> sewer. Primary and alternates sites appropriately sized for a 5-bedroom home are required for each proposed <br /> lot. Once drain field sites have been verified, snow fencing must be placed surrounding sites to prevent them <br /> from damage. Vehicular traffic, such as cars, trucks, earth moving equipment, etc. could compact drain field <br /> sites, rendering them unusable, prohibiting the timely completion of the project and or limit the long term use of <br /> the property. Snow fencing must be in place prior to the issuance of a building permit. <br /> 11. Preliminary engineering layout of proposed new roads (including center line profile), sewer and water lines. <br /> 12. Stormwater Management Plan. Two (2) full size and one (1) 8W' x 11" or 11" x 17" for reproduction of proposed <br /> plans of the stormwater management plan is required for all Class III subdivision applications. An electronic <br /> version is preferred in place of a reduction. It is recommended that the applicant also file for a permit with <br /> the Minnehaha Creek Watershed District (MCWD) for the stormwater management plan. All plans <br /> submitted to the City must include the following information: <br /> a. Delineation of the subwatershed contributing runoff from off-site and proposed and existing subwatersheds on <br /> site. <br /> b. Proposed and existing stormwater facilities location, alignment and elevation <br /> c. Existing and proposed normal, one year and one hundred year water elevations on site <br /> d. Existing and proposed site contour elevations related to NGVD, 1929 Datum. <br /> e. Construction plans and specifications of all proposed stormwater management facilities. <br /> f. All hydrologic and hydrolic computations completed to design the proposed stormwater management <br /> facilities. <br /> g. All plans must include erosion control and soil borings results if available. <br /> 13. Title opinion addressed to the City. <br /> 14. Copies of all documents/drawings submitted for the US Army Corps of Engineers and MCWD permits if required. <br /> Applicant must provide written commentary of preliminary review comments of both agencies. <br /> 15. Special requirements: <br /> a. PRDs require conditional use application and fee <br /> b. Draft of any proposed covenants <br /> c. Landscaping proposals. <br /> d. Dockage proposals <br /> e. Rezoning require a separate application and fee <br /> 1 <br />
