The addition will be only on top of the southern section of the existing residence, <br /> not the entire residence. The existing residence was built before current zoning standards were <br /> adopted. The residence is currently located 26.5' from the rear yard property line. The property is <br /> serviced with a septic system. The septic system is currently compliant and has a capacity for 4 <br /> bedrooms. This addition will not add to the total number of bedrooms,but rearranging them within <br /> the residence. Therefore a larger septic system is not required at this time. A detached garage was <br /> constructed on the property in 1989 not requiring variances. Structural coverage is not a concern for <br /> this property. No neighboring residences will be impacted by the 26.5' setback. The requested <br /> variance is: to permit a rear yard setback of 26.5' where 50' is required. <br /> 1.
