Mabusth, Building & Zoning Administrator <br />DATE: June 14, 1993 <br />SUBJECT: #1831 Edward Engler, 3450 Birch Lane -Variance -Public Hearing <br />The applicant proposes a 12'x20' addition to the lakeside of the existing residence to be <br />placed over an existing concrete patio area and a 16'x24' addition to the side meeting the <br />required side setback of 10'. The lakeside addition will be located in front of the average <br />lakeshore setback line as well as a small portion of the proposed side addition. The applicant <br />proposes removal of existing nonstructural improvements to offset structural expansions. The <br />improvements result in an excess of .06% structural coverage. Hardcover excesses exist within <br />the 75-250' setback and 4.68% hardcover exists within the 0-75' setback area. <br />The following ordinances are pertinent for this review: <br />Section 10.03, Subdivision 14 (C) -Structural coverage <br />Total lot area = 21,630 s.f. <br />Allowed = 3,244.5 s.f. or 15% <br />Existing = 2,748 s.f. or 12.7% <br />Proposed = 3,383 s.f. or 15.6% <br />Variance = . 06 % <br />Section 10.22, Subdivision 1 (B) -Average lakeshore setback, review Exhibit L <br />Staff has located the approximate locations of the residences on adjacent <br />properties. The lakeside addition is located completely in front of an average <br />lakeshore setback line and a small portion of the side addition encroaches the <br />average lakeshore setback. <br />Section 10.22, Subdivision 2 -Review of hardcover <br />A. 0-75' setback area = 7,540 s.f. <br />Allowed= 0 <br />Existing = 353 s.f. or 4.68% <br />Proposed = 221 s.f. or 2.93% <br />B. 75-250' setback area = 14,090 s.f. <br />Allowed = 3,522.5 s.f. or 25% <br />Existing = 6,185 s.f. or 43.89% <br />Proposed = 6,119 s.f. or 43.43%
