Mabusth, Building & Zoning Administrator <br />May 12, 1993 <br />Subject: #1824 Eric & Shelly Liljequist, 3490 Birch Lane -Variance -Public Hearing <br />Zoning District: LR-lC, Lakeshore Residential Zoning District <br />Applicants propose a detached garage within the street yard of their lakeshore property. <br />If garage was placed such that doors faced away from street and a turnaround provided on site, <br />garage could be located 10' from the street lot line. Applicants garage shall have doors facing <br />onto street at a 15' setback. The minimum setback for such garages is 30'. The following <br />ordinances are pertinent for this review: <br />1. Section 10.03, Subdivision 9 (B) -Detached garage structure. <br />Street setback variance: <br />Required = 30' <br />Proposed = 15' <br />Variance = 15' or 50% <br />2. Section 10.03, Subdivision 14 ' (C) -Lot coverage review required for all lots <br />under 1. 99 acres. <br />Total lot area = 13,894 s.f. (required = 21,780 s.f. or ½ acre) <br />Allowed = 2,084 s.f. or 15% <br />Existing = 1,162 s.f. or 8.3% <br />Proposed = 1,434 s.f. or 10.3% <br />3. Section 10.22, Subdivision 2 -Review of hardcover. <br />0-75' setback area = 3,918 s.f. <br />Existing = 0 % <br />Proposed = 0 % <br />75-250' setback area = 9,976 s.f. <br />Existing = 2,330 s.f. or 23.36% <br />Proposed = 2,023 s.f. or 20.28%
