Engelhardt <br />Subsequent to our inspection today, we have prepared this letter regarding the proposed garage <br />on Eric & Shelly Liljequist's property. The existing flat topography, closely situated structures <br />and narrow width of Birch Lane pose a difficult arrangement for street access. The applicant has <br />requested that the proposed garage and driveway be aligned with the west property line. The <br />garage is proposed to be 24' x 24' with a 22 foot wide bituminous driveway. There is some <br />concern that the irregular alignment of the driveway will create a problem with vehicle access <br />onto Birch Lane. However, the applicant's requested alignment may be the best option due to <br />the configuration of the other driveways in the vicinity. <br />We have looked at the feasibility of aligning the garage such that the doors face away from the <br />street. The driveway would be constructed in a curve to meet the street. To provide adequate <br />room for a passenger vehicle 's 22.5 foot radius outside wheel tracks would require that the <br />garage be located approximately 12 feet further from the property line than proposed. Also, the <br />alignment of the driveway would require that a large evergreen tree on the property be removed. <br />This alignment is shown on the attached sketch. <br />The fact that the proposed driveway is twice the width of the existing driveway will improve <br />access onto the street. Both Birch Lane and Baldur Park Road have relatively low traffic <br />volumes and adequate sight distance .
