Zoning File #1904 <br />February 14, 1994 <br />Page 2 <br />G -Hardcover Inventory <br />H -Survey <br />I -Resolution #3288 <br />Description of Request <br />Applicants propose removal of the existing residence and construction of a new residence with <br />a 34'x34' footprint at 1,156 s.f. Please review the hardcover facts, Exhibit G and existing <br />survey, Exhibit H. Hardcover is proposed at 2,194 s.f. or 21.9%. Applicants have 300 <br />additional s.f. to allow for stairs, deck or sidewalk. Applicants require no other variances to <br />reconstruct residence as all required yard setbacks are met including the average lakeshore <br />setback, review Exhibit H. There is adequate room for applicants to install a deck at lakeshore <br />side where patio doors are shown. Hardcover facts must include steps leading from street side <br />porch as shown in elevation. <br />Issues for Consideration <br />Should the City continue its policy of requiring area or lot width variances where no other <br />variances are required at the time an existing residence is removed and a new residence <br />constructed? For the benefit of the applicants, can we review some of the reasons why the City <br />would require this variance review. Staff has advised the applicants, that when the residence <br />is removed, the lot is then considered as an undeveloped lot and subject to current lot standards. <br />Any condition of approval must include recognition of the proposed hardcover at 2,194 s.f. and <br />that applicants are allowed 300 s.f. of additional improvements for steps, deck or sidewalk. <br />ch
