ANALYSIS <br />Lot Area and Yards <br />RR-lB District Standards <br />Lot Area Lot Width Front Yard Rear Yard Side Yard <br />2 acres 200' 50' 50' 30' <br />Subject Property Lot Area and Yards <br />The rearranged lot line will not make either lot non-conforming for lot area or setbacks. <br />The smaller lot, 2150 Abingdon Way, will continue to have two suitable septic sites that can meet <br />the 20' setback requirement from the east property line. <br />STAFF RECOMMENDATION <br />To approve the lot line rearrangement, subject to the property owner providing the following <br />information for filing with Hennepin County: <br />1. A new 10' drainage easement along the new east property line for 2150 Abingdon Way <br />2. A consent form for both properties if a mortgage is held on either property <br />3. A certificate of survey showing the new drainage easement with a signature block <br />with the property owner's signature <br />4. It would also be helpful if the surveyor would put the following information on the <br />certificate of survey for filing: <br />total lot area <br />total dry acres <br />total wet acres <br />total dry contiguous areas <br />5.
