The Abingdon Way lot is · <br />the last vacant lot in Abingdon Glen, and is about 5 acres, half of which is wetland protected under <br />an existing Flowage and Conservation Easement. Applicants' residence is on Brown Road South. <br />The two parcels are separated by Long Lake Creek. Applicants' goal is to gain access to the Luce <br />Line from their residence lot by creating a corridor from the easterly 60' of the Abingdon Way lot; <br />a second goal is to protect a row of trees along the east line of the Abingdon Way lot. <br />The critical conditions identified by staff and Planning Commission as necessary for approval <br />include: <br />1. <br />2. <br />3. <br />4. <br />Confirmation that the Abingdon Way lot ends up with at least 2.0 acres of contiguous <br />dry buildable land per the RR-lB Zoning District standards. <br />Confirmation that the Abingdon Way lot will retain its two tested drainfield sites <br />meeting the required setbacks from the new lot line. <br />Confirmation that the Abingdon Way lot will still have a viable building site. <br />Creation of a new drainage and utility easement along the new lot line. <br />Planning Commission Recommendation <br />On April 19 Planning Commision voted 6-0 to recommend approval subject to the 4 above <br />conditions, finding no variances would be required and each lot would be conforming after the <br />proposed lot line rearrangement is completed. <br />Staff Recommendation <br />Applicants' surveyor has confirmed that the Abingdon Way lot will meet the 2.0 acre minimum dry
