Although the final issue is not <br />complicated, the facts and background are. So we will begin <br />with a recitation of the history which led to the present <br />application. <br />The application being considered is an application for <br />preliminary approval of a subdivision of a rectangular piece of <br />land immediately south of and adjoining the Orono Golf Course at <br />Orono Orchard Road. The proposed subdivision will have the <br />effect of dividing the total parcel into 2 lots, one being a <br />roughly triangular piece in the northeast corner, generally <br />referred to as the "Dettloff property," and the other being the <br />remainder of the rectangle, generally referred to as the "Smith <br />property." On the surveys the Dettloff property is designated <br />
