A RESOLUTION APPROVING THE PLAT <br />OF REBECCA WOODS <br />APPLICATION NO. 1174 <br />WHEREAS, the City of Orono is a municipal corporation organized <br />and existing under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted <br />subdivision regulations for the orderly, economic and safe development of <br />land within the City; and <br />WHEREAS, the City Council has considered the application for <br />a subdivision by Craig Anderson. Lhe subdivider; and <br />WHEREAS, the City Council approved Resolution #2269 granting <br />preliminary approval for a two -lot plat of property located at 375 Leaf <br />Street and 3300 Bayside Road; and <br />WHEREAS, the proposers plat contains two lots each exceeding the <br />2.0 acre minimum lot area requirement. Both lots require a variance to the <br />2(30' lot width requirement as measured at the rear of the 50' front yard <br />abutting the respective roadways; and <br />WHEREAS, subdivision has been found to meet all standards of <br />the LR-lA zoning district finding that each lot is of a size and <br />configuration that will allow its use for a single family residence to be <br />fully developed without the need of any further variances; and <br />WHEREAS, both Lots 1 and 2 have been demonstrated to contain <br />suitable sites for primary and alternate drainfield- to serve the proposed <br />single family residences; and <br />WHEREAS, the subdivider has completed all requirements of the <br />platting regulations of the City, including: <br />1. Completion of all the requirements of Resolution No. 2269. <br />2. Dedication to the City of a Flowage and Conservation Easement <br />providing for limitations on the use of drainageways described therein <br />and occuring within Lots 1 and 2. <br />3. Payment to the City for the legal review and filing of the plat <br />easements and covenants in the amount of $150.00 and Park fees in the <br />amount of $400.00. <br />Page 1 of 2 <br />
