Zoning File #i260 <br />Page 3 <br />Regarding the side setback for the garage, staff does not see an obvious <br />hardship to allow less than a 10' side setback, the only rationale for the <br />request being that it leaves a larger area of lawn to the right side of the <br />garage. <br />Staff would question the need for the extensive woo(. pallet walkways <br />proposed and suggests that a narrow walkway would suffice. <br />Staff Recommendation <br />Given the need for storage space and vehicle enclosure, the proposal to <br />construct a two car garage with storage and a driveway apron would appear <br />reasonable, however the extent of the driveway apron should be reduced to <br />maximum width of 20' in order to conserve hardcover. The wood pallet <br />walkwa} should be reduced to as narrow a sidewalk as is functional. All of <br />the landscape areas underlain by plastic should have plastic removed and be <br />reverted back to grass area. Planning Commission may wish to consider <br />whether it is appropriate for applicant to keep the patio and lakeshore <br />sidewalk as they exist, taking into consideration the intent of the City <br />Council in 1979 and the intent and substance of what was approved by Jeanne <br />in 1982. <br />Presuming that the plastic areas are removed, the sidewalk is cut down to a <br />minimal 2' width, and the driveway is cut down to a minimal 20' width, the <br />resultant hardcover is 1,320 square feet or 37.2% in the 0-75' zone, and <br />will be reduced by approximately 450 square feet in the 75-250' zone for a <br />final 75-250' hardcover of 1,749 square feet or 42.8%. <br />
