Proposed Resolution for Approval <br />Discussion <br />Please read the memo and exhibits of April 8, 1988. The applicant wishes <br />to construct a single family residence on this 1.37 acre lot in a 2 acre <br />zone. The lot is actually two smaller lots combined into one for tax <br />purposes. this property is in single seperate ownership, and has never <br />been owned in common with any of the adjacent neighboring developed <br />properties. <br />Planning Commission reviewed this application at their April 18, 1988 <br />meeting, and recommended approval of the lot area variance, finding that: <br />A. The lot size is consistent with existing developed lot sizes in <br />the general area. <br />B. The applicant has demonstrated that the lot contains suitable <br />area for primary and alternate drainfield sites, while still allowing <br />tt a development with a house, driveway and other normal amenities, <br />without creating a potential health hazard in the neighborhood. <br />C. No adjacent property is available for purchase to make this lot <br />conforming in size. <br />Planning Commission recommended approval subject to relocation of the <br />existing shed to a conforming location, driveway access being to Cygnet <br />Place, and located at least ;00' south of the Cygnet/Watertown. <br />intersection, but driveway to be located to avoid tested drainfield sites; <br />and payment of park fee. <br />Staff Recommendation <br />Staff recommends approval of the lot rrea variance for construction cf a <br />single family residence at 20 Cygnet Place, per the attached resolution. <br />
