At its closest point, the pool and its decking will be 115' from the shoreline. <br /> Applicant proposes to remove a portion of an existing concrete and wood patio as well as <br /> significant amounts of currently existing rockbeds underlain by fabric or plastic. He proposes <br /> a net decrease in hardcover in the 75-250' zone from 33.1% down to 32.6% (by staff <br /> calculation, including shared easement for comparison purposes). <br /> Discussion <br /> This property was the subject of a similar hardcover variance in 1988 to allow <br /> construction of additional garage space at the north end of the house. That project was approved <br /> subject to removal of 400 s.f. of rock and plastic. <br />
