Staff has mct with the <br />applicants' architect on the :natter. Although there are alternatives to <br />the proposal, the applicants have requested this variance citing the <br />hardship that the stairway as proposed will blend into the existing <br />character of the t-ouse and that the existing house already encroaches <br />wit'lin 75' of the lakeshore setback. <br />Hardcover Variance <br />Applicants are requesting to ald an additional 43 s.f. of hardcover to <br />tLe existing 533.4 s.f. of hardcover within 75' of Lakeshore. This <br />variance is also due to the construction of the stairway within the 75' <br />setback. <br />Side Setback Variance - <br />Applicants are requesting this variance to the side yard setback to <br />construct an addition to their existing garage which already encroaches <br />into the side setback to within 3.5' from the lot line. with construction <br />this close to the lot line, staff recommends that there he no openings on <br />the north wall of the garage structure and that the interior be provided <br />with 1 hour fire resistive construction (5/8" type plus sheet rock or <br />better) on new addition and existing garage wall. <br />Average Lakeshore Setback - <br />Applicants are requesting that a variance be granted to this section <br />if the code. The addition has no visual impact on the neighbors as the <br />addition does no extend beyonO the existing structure which already extends <br />past the line (see F:xLibit %i ). <br />
