We have designed the <br />new members using a roof and floor dead load of 15 psf, a roof snow load of 35 psf, a floor live load of 40 psf <br />and a 115 mph Ultimate Design wind speed in accordance with the Minnesota State Building Code. Wind <br />shear walls have been designed using IRC R301.1.3. Our work only includes designing the new members <br />as shown at the above reference project and is based on drawings provided by you and from our <br />conversations. <br /> <br />We reviewed structural sheets 04, 06 and 08 based on annotated framing and foundation notes we <br />previously sent showing the new members and connections. All framing and foundations shall be shored <br />and temporarily braced as required by the contractor and all minimum nailing shall be in accordance with <br />IRC Table R602.3(1). Lumber shall be minimum #2 SPF with treated lumber to be #2 S. Pine and <br />engineered lumber to have Fb = 2850 psi with E = 2.0. Our calculations assume all lumber is of good quality <br />and does not have large splits and checks and shall be visually inspected by the contractor at the time of <br />construction. All fasteners in contact with treated lumber shall be G185 hot dipped galvanized or equal. <br />Rebar shall be grade 60. <br /> <br />Concrete used for footings shall have a 28 day compressive strength of 5000 psi. The new footings have <br />been designed as typical spread footings based on a presumptive load-bearing value of 2000 psf in <br />accordance with Table R401.4.1 of the IRC. Presumptive soil bearing value shall be verified by a <br />geotechnical engineer where required by the building official per R401.4. The existing footings have been <br />assumed to be typical spread footings on good soils that are assumed to be performing adequately. The <br />contractor shall also verify the condition of structural members and foundations affected by the remodeling. <br />Exterior grade shall slope away from the building and gutters with long downspouts should be used <br />whenever possible. New finish cracks in existing walls and ceilings are likely and common in remodel <br />construction. <br /> <br /> <br /> <br /> <br /> <br />When installed as indicated above, the new framing members and new foundation shown on the reviewed <br />sheets shall support the loads as required in accordance with the Minnesota State Building Code.
