The house is on <br />Maxwell Bay on Lake Minnetonka. They are considering an addition on the south-west side <br />of the house on the flrst fioor to accommodate a bedroom, bathroom and roll-in closet. <br />Mrs. Gray has very limited mobility and primarily uses a wheelchair. To access the existing <br />bedroom on the second fioor she must use a lift and traverse 85 feet of hallway. Having a <br />bedroom, bath and closets on the flrst fioor will allow the Grays to continue to reside in the <br />home. <br />The addition would be located above the OHWL 75’ setback but is anticipated to encroach <br />into the average lakeshore setback. We seek a variance from the average lakeshore <br />setback to accommodate the addition. The addition will be a single story and have a <br />footing at the perimeter but no basement. Their neighbors at 850 Partenwood Road are in <br />support of this variance request and do not believe their views will be impacted by the <br />addition. <br /> <br />Project Statistics: (UPDATED WITH 2025 SURVEY AND SITE PLAN – AUG 05, 2025) <br />• Site Area: 37,183 sf or approximately .85 acres <br />• Addition to existing single-family residence of 757 sf or .017 acres <br />100
