� r. • l Cit� of ORONO RESOLUTION OF THE CITY COUNCIL � NO. 1284 • - • • A RESOLUTION APPi20VING THE PLAT OF WAKEFIELD FAI2MS SECOND ADDITION WHE�EAS, the City of Ororio is a municipal co-rporation organized and existing under the laws of the 5tate of Minnesota; and; WHEREAS, the City Council af the City of Orono has adopt.ed subdivisior� regulations for the orderlyy economic and safe develop- ment of land witYlin the City; and W��EREAS, the City Couneil has considered the application for a subciivision plat by Dale K. Warner and Ann C. 4Jarner, the subdividers , and; �vI-�EREAS , the subdivision has been appro��Ted as meeting alI septic star�dards and the standards of the RR-1B zoning dis- t.rict finding that each lot is of a size and configuration that • v�i11 allow its use as a singl.e family residence to be located w�thout the need of any setback variances ; and WHEREAS, the subdivider has completed all requirements of the platting regulations o.f the City, including: 1) Dedication on the plat of �rainage and utilities easements. 2) Creatiori of a sectian of private �oad shown on the plat as c�utlot C together with the remainder of the private road designated as Outlot B, Wakefield Farms , tc be known henceforth as Wakefield Road. 3) �.c�r.current with the creation c� this pri�.Tate road, the subdivider has dedicated to the City a Road and Utilities Easement (Exhibit A) granting to the City permanent access, improvement and utility easem�nts over said Outict; the subdivider has created non-exclusive ingress , e�ress , drainage and utility easements {Exhibit B) aver said Outlot in favor of all abutting and/o.r benefiting lots including a declaration of cer.tain maintenance covenants wherein each of the abutting and/or benefiting lot owners covenants and agrees to permanently maintain and pay fihe cost of maintenance for said private .road. 4) Payment to the City af a Park De�ication Fee in the amount of $1, 200 . 00. 5i �'ayment ot the Ca.ty for legal review and filing fees is the amount of $50. (�0 . � NOW, THEREFORE, BE IT RESOLVED, that the City Council of the City of Orono hereby approves the plat of Wakefield Fa.rms Second Addition, Hennepin County, Minnesata; su�ject to the fol.law- ing conditions:
