c) Bed. #ood - Systems are generally on high ground. There <br />are no current seepage problems but a number of repairs have <br />occurred over the years; a few small. developed lots have a <br />.)otential for future problems if repairs are needed. In this <br />area, there is one house that is currently vacant and under <br />hazardous building proceedings. Four systems have undergone <br />major repair or replacement in the last dozen years. The <br />remaining 6 systems appear to be substandard in design or <br />location but appear to be functioning. <br />Total: 6 of 11 systems substandard but functional <br />4 of 11 systems were repaired/replaced in last 10-15 years <br />1 of 11 systems not in use (hazardous building) <br />There are 2 vacant properties in single separate ownership, <br />and one additional parcel in common ownership that may be <br />proposed as a separate futare lot. <br />d) Stubbs Bay N) Phis area has exhibited extensive past <br />problems - some have been repaired, some are seasonally chronic, <br />most have little capability for repairs/replacement. Of 37 <br />developed properties, 2 contain existing cabins with no well or <br />septic system, 3 use a holding tank/mound combination, and 1 uses <br />a holding tank/composting toilet combination. Six existing <br />houses on Eastlake Street contain minimal septic systems located <br />in some cases at or just above lake level and as little as 10 <br />feet from the Stubbs Bay Creek. Three of 14 systems serving <br />Crestview Avenue residences are currently seeping to the surface, <br />with 2 of those less than Tr,' from the Stubbs Bay Creek. On <br />Tonka Avenue, all known failures have 'Deen repaired, but as on <br />Crestview and Eastlake treet, future repairs if needed on some <br />of the extremely small lots will be impossible. <br />Total: 17 of 37 syste-.s substandard but functional <br />4 of 37 use holdii:v tank cr holding tank/n. nd combination <br />6 of 37 syF- re near lake level, adjacent to creek, <br />so:,' th surfacing problems <br />4 of 37 witn past problemL remaining uncorrected <br />2 of 37 r_.:bins with no plumbing <br />4 of 37 have made recent repairs, problems appear solved <br />for now <br />In this sub -area there are 6 additional vacant substandard <br />properties under single separate ownership <br />I <br />
