This distance is 129 feet, 54 feet further inland than the 75-foot lakeshore setback. The <br />proposed accessory building encroaches approximately 20 feet into the ALS at most, and the existing <br />home conforms to the ALS. The applicant has proposed the building location in respect to the pool <br />and patio currently permitted for construction. This was done on the western portion of the patio to <br />better address any impact of the building on the neighboring property's lake views. <br />Buildine Placement (Section 78-1438 <br />The zoning regulations stipulate that buildings must provide at least 10 feet of separation, and the <br />location of the accessory building is proposed approximately 7 feet from the residence. <br />Governing Regulation: Variance (Section 78-123) <br />In reviewing applications for variance, the Planning Commission shall consider the effect of the <br />proposed variance upon the health, safety and welfare of the community, existing and anticipated <br />traffic conditions, light and air, danger of fire, risk to the public safety, and the effect on values of <br />163 <br />
