The subject property is located in the RR-1B One Family <br /> Rural Residential Zoning District, which district includes <br /> the following performance standards 34 . 842 : <br /> Minimum Lot Area: 2 acres = 87 , 120 s . f. <br /> Minimum Lot Width: 200 ft. <br /> Minimum Front Yard, Rear Yard or Side Yard <br /> adjacent to street: 50 ft. � <br /> , Minimum (Interior Side Yard) : 30 ft. <br /> 4 . The subject pro^perty, including all three tax parcels, <br /> contains 76 , 447 sq. ft. or 1. 73 acres according to the <br /> April 19, 1980 Certificate of Survey by Gary Gabriel as <br /> submitted to the City by Wisegarver on May 30', 1980 . <br /> 5. The existing building is setback only 14 . 2 ft. from <br /> � the Highway 12 right of way, and a covered "porch" extends <br /> S ft. closer to within 9 ft. of the right of way as shown <br /> on the above survey. <br /> 6 . The property and principal building was owned and <br /> occupied by Mayona Cirspinski (aka Mayona Sundlin) from <br /> 1928 until September 9 , 1977 when the property was sold <br /> to Orton and Vicki Wisegarver . <br /> 7 . The subject property and all abutting and nearby property <br /> was zoned R-1C One Family Residential in 1967 , effective <br /> September 14 , 1967 . <br /> � 11 .
