This addition continues the existing south and <br />east walls of the house, and is over existing deck hardcover. <br />Planning Commission reviewed this application at their <br />September 18, 1989 meeting and recommended approval on a vote of <br />4-2, conditioned on removal of rock/plastic hardcover in the 0- <br />75* zone at the northeast corner of the house. Planning <br />Commission noted the excessive percentages of pre-existing <br />hardcover as the reason they are recommending a net decrease in <br />hardcover rather than "no net increase". The area recommende ' <br />for removal by Planning Commission is approximately 15 ’xl5' in <br />dimension (231 s.f. per applicant’s hardcover calculations). <br />The proposed addition is approximately 7*xl3.5* in <br />dimension, and is 58* from the shoreline at its closest point, <br />but no closer to the lake than adjacent portions of the existing <br />house. <br />Staff Recoaaendation - <br />f^taff recommends approval per the Planning Commission <br />recommendation. Requirement of a net decrease of hard''cver when <br />existing percentages are so excessive, would generally be <br />consistent with past Council actions in similar situations. <br />With the 231 square foot removal in the 0-75* zone, 0-75* <br />hardcover reduces from 26.78% to 22.5%. Hardcover in the 75-250* <br />zone remains at 58*04%. Additional removals in the 75-250* zone <br />would be possible if Council so desires. <br />A resolution reflecting the Planning Commission <br />recommendation with 231 s.f. removal in the 0-75* zone, is <br />attached for Council review. <br />r .
