Ingress -egress rights include the entrance, parking and exit <br />of the Tenants vehicles and work equipment over the present <br />parking lot of the demised premises. Pedestrian traffic <br />relates to the Tenants employees, agents, contractors and <br />sub -contractors of the Tenant. Also includes the buried or <br />aerial power and telephone cables required by the Tenant. <br />This easement shall extend to any option or any extension <br />of these lease hereof which are hereinafter agreed upon <br />between the parties. <br />14. TAXES AND OTHER EXPENSES. The Tenant shall pay before <br />delinquent all real estate taxes imposed only upon the <br />assessed value of the tenant's owned building and/or it's <br />contents dependent upon what tax laws may be in effect at the <br />time of the initial term of this lease, during this lease or <br />any extension of this lease or hereof. All special property <br />assessments, if any, imposed by taxing authorities during the <br />term of this lease or any extension hereof, by the taxing <br />authority upon the Landlord and the leased premises Will be <br />paid by the Landlord. <br />Page 7 of 10 <br />0 <br />
